Ribander is located in the north of Goa and is a 15 minute
drive from the Panjim Bustand. Located on the banks of the river Mandovi, this
area is a scenic drive getting to old Goa. Although development along the route
bordering the Mandovi is limited due to space restrictions, it’s the Ribander
plateau that is picking up a lot of interest.
The Ribander Plaetue is connected with the new bypass that
leads to Old and Ponda. Development was slow over the years, but it was it in
the last 3-4 years where development has picked up. Townships are being developed, with hundreds of apartments and villas
already being 80%-90% complete. Raheja developers have constructed plenty of
villas and Milcroc is a massive project of around 300-400 flats.
These are early and clear signs of a new suburb sprouting in
the next few years. Considering the fact that the suburbs around Panjim, like
Caranzalem, Dona- Paula, Porvorim and Taligao have already being congested
along with prices hitting the maximum.
Considering an investment has a lot of potential to it
mainly due to the fact that local buyers are showing keen interest in buying
here. Shopping Malls and Cinemas plans are active as well and the availability
of space is more than sufficient.
Much like what Porvorim was a few years ago, you can expect
this area to witness a steady climb in rental income, however you would have to
look at at-least a 3 – 5 year perspective for appreciation in the value of the
asset
